Ingenium Enterprises, Inc. prepared a traffic impact analysis for the “Gulf Coast Corporate Park Phase 3” Site. The Project is located in Manatee County, on the north side of 69th St E, south of I-275. The Project is planned to contain 67,700 sq. ft. of general office and 212,300 sq. ft. of light industrial. There are two access points for the Project on 69th St E via Corporate Way and Gulfcoast Drive. The analysis undertaken addressed Manatee County’s transportation concurrency requirements. The analysis considered a build-out period of three years, consistent with the County’s standard concurrency period.
